At XZ Design-Build NYC, led by Simon Zhang (NY Licensed Architect, 17+ Years Experience, and Member of AIA, ICAA, and NCARB), this approach ensures that design decisions align seamlessly with construction realities, maintaining rigorous cost control and clear accountability throughout the project.

2.What types of restaurant and hospitality projects do you work on?

We design and build a diverse range of hospitality and commercial spaces across New York City, including omakase restaurants, boutique cafés, coffee shops, cocktail bars, dessert concepts, fast-casual restaurants, and wellness cafés. Many of our featured projects involve highly complex, small-footprint urban environments where spatial efficiency, kitchen logistics, and customer experience must be meticulously balanced to maximize revenue.

3.Do you only work on restaurants?

No. In addition to restaurants, cafés, and bars, we also provide architect-led design-build services for wellness spaces, boutique retail environments, creative offices, and small commercial interior projects across all five boroughs of NYC.

SECTION 3: PRE-LEASE, DOB & NYC REGULATIONS

1.What does a pre-lease restaurant feasibility review include, and why is it necessary?

Many costly construction mistakes and timeline delays occur due to hidden infrastructure deficiencies discovered after a lease is signed. Our pre-lease feasibility review helps restaurant owners evaluate a potential commercial space across 5 critical technical vectors:

  • Electrical Power: Verifying if the space can support a commercial kitchen's requirement of 200–400 amps, as upgrading standard 100-amp retail service can cost $15,000–$50,000+ and delay progress for weeks.

  • Venting & Kitchen Exhaust: Confirming building allowance and a clear path for dedicated grease ductwork.

  • Gas Service: Assessing if the existing meter load and pressure line can support your specific line-up of equipment.

  • Water & Drainage: Reviewing plumbing waste line locations, drainage slopes, and compliance space for Grease Traps.

  • Air Conditioning (HVAC): Determining if the current units can handle the combined thermal load of a packed dining room and kitchen operations.

2.How can I have XZ Design-Build review a space before I sign a lease?

We offer a streamlined, two-step evaluation process designed to mitigate your real estate risks:

  1. Step 1: Free Strategy Call – Contact us prior to lease execution. We can frequently identify major regulatory or infrastructure red flags within minutes, completely for FREE.

  2. Step 2: Onsite Technical Assessment ($450) – If the location warrants further review, our Principal Architect will inspect the physical site to uncover hidden mechanical or structural challenges. Our Promise: If we proceed with the design-build project together, 100% of this fee is credited back to your project.

3.Which NYC agencies do you coordinate with for filings and permits?

We manage the comprehensive architectural filings and technical coordination across the 4 key city agencies that guide your project timeline:

  1. DOB (Department of Buildings): To secure the necessary structural and safety approvals before any construction work begins.

  2. LPC (Landmarks Preservation Commission): To manage storefront alterations, exterior mechanical layouts, and signage compliance within designated historic districts.

  3. DOHMH (Department of Health and Mental Hygiene): To ensure physical compliance regarding material finishes, plumbing stations, and health codes.

  4. FDNY (Fire Department): To coordinate the formal approvals for commercial kitchen hoods and fire suppression systems.

SECTION 4: BUDGET, TIMELINE & CLOSEOUT

1.How much does it cost and how long does it take to build a restaurant in NYC?

Because restaurant build-outs are heavily infrastructure-driven, costs and schedules depend heavily on existing building conditions, ventilation paths, and concepts. Generally, smaller, design-focused café or omakase concepts may begin around $100,000+, with an average timeline of 3 to 6 months from initial architectural concepts to construction completion. Our integrated model optimizes this process by managing design, procurement, and permitting phases concurrently to prevent unnecessary delays.

2.Do you provide a warranty on your construction work?

Yes. We prioritize disciplined execution and precise architectural craftsmanship over rushed, sub-standard construction. Because we maintain complete confidence in our unified team's build quality, XZ Design-Build provides a 1-Year Warranty on our physical construction work.

3.What occurs after construction is completed?

Our relationship continues past the completion of the physical build. We coordinate remaining regulatory paperwork, facilitate final agency sign-offs, test all major infrastructure systems (including lighting presets and kitchen ventilation), and conduct thorough closeout training. Post-occupancy, we remain your long-term operational partner for technical support and future brand expansions.

We deliver for you:

Onsite Fee: $350 per site visit (100% credited back if we build together).

We charge a flat fee for the on site time. However, if we end up working together on the project, we’ll credit the full amount back to your budget. It’s just our small way of helping our client start this journey with peace of mind.
